TL;DR — Most “we guarantee top-10 rankings” agencies are running one of three tricks: (1) they pick keywords with no competition, (2) they only guarantee tracking-tool rankings (not real Google rankings), or (3) their “guarantee” is a service credit, not a refund. A real ranking guarantee looks like ours: hit the target or monthly billing stops permanently. Here’s how to tell the difference.

Contractors across Eastern Idaho — Rigby, Idaho Falls, Pocatello — forward us these guarantee pitches every month, so we finally wrote down how to read them.

Every couple of months a new “guaranteed rankings” agency shows up in the contractor marketing space. Every one of them makes it sound like a slam dunk. Most of them aren’t. Here’s how to read the fine print.

Where the ranking-guarantee pitch comes from

Contractors are skeptical of marketing agencies for good reasons — most have been burned once and half have been burned twice. Guarantees exist to counter that skepticism. In theory, guarantees are a great signal: an agency putting money behind its work.

In practice, most guarantees are marketing copy. They’re written by the same people writing the pitch deck.

The 5 flavors of ranking guarantee (from most fake to most real)

Flavor 1 — “Top-10 rankings or your money back” with no keyword specification

The most common. The agency will “guarantee” top-10 rankings without telling you which keywords they’re going after.

After signup, they pick keywords. Any keyword. Often variants of your business name, or ultra-long-tail phrases with essentially zero search volume. They “achieve” top-10 for these in 60 days and consider the guarantee met.

Read: this is a scam. Real ranking work targets keywords YOU care about, not ones the agency picks to make itself look good.

Flavor 2 — “Top-10 rankings” on their internal tracking tool

Slightly less obvious. The agency guarantees rankings but the “rankings” are measured on their internal tracking tool — which pulls data from third-party APIs that report differently than Google’s actual live results.

You could rank #6 in the agency dashboard and #47 on live Google. The guarantee is met by the agency’s tool. Your real-world lead volume doesn’t change.

Read: fake. Ranking guarantees should be measured on actual Google SERPs (Search Engine Results Pages) with a screenshot to prove it.

Flavor 3 — “Money-back guarantee” that’s actually service credit

The agency promises “money back” if they don’t hit targets. In the fine print, “money back” means service credit toward future work — not an actual refund to your account.

You paid $12,000 for six months of work, didn’t get the promised rankings, and now have $12,000 in credit toward more work with the agency that just failed you.

Read: manipulative. Real guarantees include an actual money exit or a stop-work clause.

Flavor 4 — “First-page rankings” with no time boundary

The agency promises first-page rankings, but the guarantee has no timeline. So they can keep saying “we’re working on it” indefinitely, taking your money the whole time.

Read: pointless. Guarantees without time boundaries mean nothing.

Flavor 5 — Real, specific, time-bound guarantee

Rare. A real one looks like:

  • Specific keywords YOU agree to (usually 3–5), written in the contract
  • Specific rank position (top 20, top 10, top 3 — depends on tier)
  • Specific time boundary (usually 90 days from launch)
  • Specific consequence for missing it — refund, or monthly billing stops, or contract exit with no penalty
  • Measured on live Google SERPs, screenshot-verified

  1. “Which specific keywords are you guaranteeing?” If they can’t tell you before signup, it’s not a real guarantee.

  2. “What rank position, at what time boundary?” No timeline = no guarantee. Vague position = no guarantee.

  3. “Where is the rank measured — the actual live Google results, or your internal tool?” Right answer: actual live Google, screenshot-verified.

  4. “What’s the consequence if you don’t hit the target — refund, service credit, contract exit?” Right answer: something concrete you can actually use.

  5. “Can I see a signed contract from a previous client where the guarantee triggered?” They’ll say no because of privacy. Fair. But ask anyway to gauge honesty.

The math on why real guarantees are rare

Real ranking guarantees are rare because they’re expensive to deliver. If you’re an agency that charges $2,000/month and you have to give money back on ~30% of clients who don’t hit their targets, that’s a 30% margin hit on the whole book.

Which means only two types of agencies can offer real guarantees:

  1. Agencies with a very high hit rate on rankings (they’re actually good at the work).
  2. Agencies that price the guarantee into every deal (usually you’re paying more than you should be, because you’re subsidizing the failures).

We chose #1 — hit rate. That means we’re picky about who we take on. If your business isn’t in a market or trade where we can reasonably deliver, we say no.

When to skip agencies with guarantees entirely

Sometimes the guarantee is a red flag. Specifically:

  • “100% first-page or your money back.” This is impossible to guarantee in competitive markets. It means either they’re lying or picking easy keywords.
  • “Rank in Google Maps in 30 days or free.” Local SEO can move in 30 days but rarely to the top 3-pack for competitive markets. Aggressive short-timeline guarantees are usually gimmicks.
  • “We’ll get you 100 leads or your money back.” Leads are subjective. Which leads count? Do bot form submissions count? Set yourself up for a fight.

Simpler is better. “Hit these specific ranks in this specific time, or the monthly charges stop” is the cleanest guarantee shape.

What contractors actually want from a guarantee

Real question every contractor asks: “How do I know I’m not going to get burned?”

A guarantee is one answer. Better answers include:

  • A month-to-month contract with no long-term lock-in
  • Full ownership of the site, domain, and content
  • Clear monthly reporting showing what work was done
  • Direct communication with the person doing the work (not an account manager)

If an agency has all of that, the guarantee is almost less important — because you can leave anytime if it’s not working. The lock-in-plus-fake-guarantee combo is the trap. Month-to-month with no guarantee is often the fairer deal.

Can I get an agency to write the guarantee into the contract? Yes. Ask for it. If they refuse, walk. If they add it in vague language, redline the language to make it specific.
